Given the rise in cost of raw materials and labor, a simple double storey house can easily cost up to RM 150,000 onwards. This is excluding the land acquisition cost.
Therefore, technically houses in Bukit Beruntung are considered undervalued. Most of the landed property cost RM 200,000 or less. A landed property cost RM 150,000 would be a bargain. Rental of the property will fetch RM 500 - RM 700, still very close to breakeven value (assuming 30 year loan 90% financing).
If one adopts a long term horizon, Bukit Beruntung houses can be considered. As one property sifu always say :
"We buy everywhere at the right price, no point buying at a hot spot and paying the wrong price"
