The lack of Banks in Bukit Beruntung

The Bukit Beruntung area really needs more banks. In the last 1997 financial crisis dubbed the Asian Financial Crisis, many banks got burned due to financing properties in Bukit Beruntung. Many projects were abandoned and many buyer just chose to default.

Fast forward today, many banks are still reluctant to provide loans to this area. The banks are so cautious that they don’t even have any presence in Bukit Beruntung itself.

Public Bank Bukit Beruntung - The only bank brave enough to setup shop here
The only bank around Bukit Beruntung is Public Bank. Your best bet for getting a loan for Bukit Beruntung properties would be from Public Bank. It’s quite an irony considering that Bukit Beruntung is considered a Malay heartland area, a china man bank is willing take take risk to setup shop here. This begs the question of where is CIMB and Maybank ? Is this place really so bad that it’s not worth investing here. If such a conservative and prudent bank like Public Bank is willing to setup shop here for so long indicates there is good healthy demand for banking services in Bukit Beruntung.

The new commercial lots being developed around Tesco Bukit Beruntung ofters great opportunity for Banks to setup shop here. Unlike the older generations of shops, these commercial lots offer modern looking buildings, wide side corridors, almost full height glass windows and plenty of parking space.

Nicely done pumpkin orange Toyota Vios

Saw this pumpkin colored car while walking around the new shops around Bukit Sentosa. The car instantly caught my attention (I think is the orange color. I believe the owner of the car is related to the Indian restaurant (SOS Green Leaf) which just opened.

The car just screams too fast too furious. It's got custom decals, red painted brake pads, customized rims, low profile tyres, front light tinting etc..shows the attention to detail the owner has. I suspect the car's got neon lights installed at the underside.

Bas Selangorku, free bus service coming to Bukit Sentosa, Bukit Beruntung



Bas Selangorku is a free bus service implemented by the Selangor government. Bukit Beruntung town Bukit Sentosa will be one of the townships which will have this service. Yes, this service is free, no charge at all. 

The routes are as below :

KBB (Kuala Kubu Baru) bus terminal -> KKB KTM Komuter station -> Rasa Town -> Bukit Sentosa bus terminal

The Bukit Sentosa bus terminal is just in front of KFC Bukit Sentosa. The bus comes at each hour from 6AM to 9PM night making a total of 14 trips daily.







Although free, what I read is that in the fishing town of Sekinchan where Bas Selangorku is being introduced also, taxi drivers are protesting against this free bus service because they are claiming it reduces the demand for taxi services. These taxi drivers capitalize on poor public transport in rural areas to provide instant on demand transport to surrounding areas. The theory is a free bus service with an predictable schedule will damper the demand for taxi services. Personally I do not think the ‘free’ feature is a threat to taxis, it is the ‘predictability’ in bus service that will probably be a threat to our local taxis.

The service will start operating from 16 June 2016 onwards. This development is not expected to have any noticeable impact on the development of Bukit Beruntung. However, it could be a first positive step forward for better transportation in Bukit Beruntung.

Anciliary income from Cell Towers

This lucky shop owner in Adenium Business Park (Pusat Perniagaan Adenium) managed to get telecommunications company to rent his roof to put cell towers. 

Word is the monthly rental for cell towers is around RM 1000 - RM 2000 per month depending on your negotiating skills. Tenancies are typically signed up for long term also.

Hulu Selangor Municipal Council is on social media

Hulu Selangor municipal council has got some social media presence. Their Facebook page is quite active.

Unlike some other agencies, the Facebook page is what a government page should be. A Facebook page should serve as a channel to interact with the citizens (rakyat), to serve as a place to get down to the ground to understand issues and also dispense useful information to the citizens.

The page seems to serve its purpose quite well, it has got 5 functions

> Provide information on Public Transport (eg Bus Selangorku)
> Provide information on Road works, Light repairs etc

> Provide information on new Property Launches
